We are proud to have developed an expertise in property law based on our years of managing large-scale transactions on both a national and international scale. Our attorneys advise on all manner of real estate and land acquisition and its development, as well as the eventual sale of the property. In recent years, a number of our clients have taken advantage of changes in Italian law to develop either the “residenza turistico alberghiera” (Condo-Hotel) or the “villagio turistico” (Touristic village). We retain an in-house notary and technical department to assist with transaction completion, inspection, and valuation of the property. Additionally, we have built up a network of trusted professional contacts throughout Italy. These architects, surveyors, property valuators, and banking officials are valuable due to their understanding of local politics that may affect proper clearance of zoning and other building requirements, and they appreciate that the needs of international clients, particularly in regards to timing, can be very different from what is normally expected in an Italian business transaction.
RESIDENTIAL PROPERTY
One of the core activities of our firm is to assist clients with the purchase, sale, or development of real estate in Italy. This has led to our retention of both an in-house notary and an in-house surveyor to advise on technical matters and to assist with finalization of these transactions. On a daily basis, we carry out legal checks concerning rights of ownership, registered charges, pre-emption rights (for historical and agricultural properties), and compliance with government regulations and town-planning. We also give counsel on tax consequences and inheritance planning, and we will generally attend the formal closing of the contract on behalf of our client.
